Buying a second home with your pension funds?

The legislator has provided that you can use the reserves from your various second pillar pension contracts:

insurance for company executives or employees

an individual pension commitment (EIP) 

a supplementary pension plan for self-employed workers (PLCI)

This can be done at any time for private real estate purposes, whether for the purchase or improvement of a residential property, an investment property, or a second home. It is also possible to repay a mortgage.

In other words, this means that you can anticipate the capital provided for under these contracts and invest it in private real estate.

In addition, if your reserves are insufficient, you can pledge your contracts and thus obtain credit for your second home. Please note that in the case of credit, this is not a traditional loan (with repayment of capital) but rather a so-called "bullet" loan (bullet loan at the best rate with the RGF Group), i.e., a loan for which only the interest due is payable. In this case, the principal will be replenished by a contract fully covered by the company and therefore 100% deductible. In addition, the interest is fully deductible up to the amount of your cumulative real estate income.
